Preparation of a schedule of dilapidations on a warehouse with office accommodation.

The inspection and preparation of a terminal schedule of dilapidations on behalf of the landlord. Our instruction included to liaise with the tenant’s appointed agent and to negotiate the dilapidations claim.

Early in the negotiation it was evident the tenant had intent to undertake the dilapidations works themselves. Our instruction was amended to include agreement of the scope of works and sign off on completion of the agreed works which included 98 per cent of the original dilapidations’ breaches claimed.

The dilapidations included the recovery of professional fees.
